Proposed Casden Project at Third/Ogden (Ross Store Site)
Information and Documents re 300-unit Residential Project
Casden Properties has proposed a 300-unit residential project at the southeast corner of West Third Street and Ogden Drive, currently the location of the Ross Dress for Less store. The project would include 150 market-rate condominiums, 75 market-rate condos restricted to seniors (age 55+), and 75 affordable senior rental unit (age 62+).
As proposed, the project would consist of four buildings over a podium parking structure with 662 parking spaces: (1) a 178-foot tower; (2) two 101-foot towers; and (3) a 76-foot tower.
The City must approve a zone change before the project could be built. Mid City West has been monitoring the proposal and addressing community issues and concerns, including about the height of the project, density/number of units, type of housing, project design, traffic, and impacts on Hancock Park Elementary School.
Mid City West has taken a position opposing the project as currently proposed (as of early September 2010), but has invited Casden to work with the community to refine the project. We have held a number of meetings with Casden Properties, and will continue to engage in dialog with the developer and the Office of Councilmember Tom La Bonge to ensure that our communities concerns are addressed if the property is redeveloped.
Most of the CEQA documents analyzing the environmental impacts of the project can be found on the City of Los Angeles Planning Department website (http://cityplanning.lacity.org).
The site is currently zoned for either commercial use or a senior congregate care facility. Documents related to the history of the existing zoning at the site (which came about through a Four-Parcel agreement) that led to construction of the Palazzo and Villas at Park La Brea, include:
